🏡 Northern Territory Stamp Duty Exemption (2025 Update)
Stamp duty is one of the biggest upfront costs when buying a home and in the NT, it can easily add tens of thousands on top of your deposit.
But here’s the good news: if you’re buying a house and land package, you might not have to pay any stamp duty at all.
The House and Land Package Exemption (HLPE) is one of the most generous concessions in Australia and it’s still available in 2025.
đź’° What You Can Save
If you qualify, you’ll pay zero stamp duty no matter how much the property is worth.

That’s a saving of $20k–$50k+, with no income cap and no property price limit.
✅ Who’s Eligible
To qualify for the HLPE, both the purchaser and the property must meet specific criteria:
đź§Ť Purchaser Requirements:
- You must be buying as a natural person (not a company or trust)
- At least one buyer must be an Australian citizen or permanent resident
- You must occupy the home as your principal place of residence for at least 6 months within 12 months of settlement
- The contract must be signed after 1 July 2022
🏠Property Requirements:
- The property must be a house and land package sold by a building contractor
- The builder must have paid stamp duty when they purchased the land
- The contract must include one of the following:
- Construction of a new detached home
- Completion of a partially built new home
- Sale of a completed detached new home
- Construction of a new detached home
đź’ˇ Other Key Points:
- No cap on purchase price
- No income test
- Not available for vacant land only
- Can be combined with the $10,000 First Home Owner Grant (FHOG) for new builds
So if you’re building a brand-new home, you could save $40,000+ upfront between the stamp duty exemption and the grant.

- Stamp duty (normally): ~$33,000
- FHOG: $10,000
