If youâre a first home buyer in Queensland, thereâs a big opportunity to save thousands on your upfront costs thanks to the stamp duty concessions available in 2025.
Stamp duty (or âtransfer dutyâ as itâs called in QLD) is a government tax you pay when buying property but if itâs your first home, you might pay nothing at all.
đ° Full Stamp Duty Exemption – Up to $500,000
If youâre buying your first home for $500,000 or less, youâll pay no stamp duty under the First Home Concession.
Thatâs a saving of around $8,750, a huge help when youâre getting started.
âď¸ Partial Concessions – $500,001 to $550,000
If your property price falls between $500,001 and $550,000, youâll receive a sliding discount.
The closer your property value is to $500k, the bigger your concession. Once you reach $550k, the benefit phases out.
đď¸ Land Concession
If youâre buying vacant land to build your first home:
- No stamp duty for land valued up to $250,000
 - Partial concession between $250,001 and $400,000

To qualify for Queenslandâs First Home Concession, you must:

Be an Australian citizen or permanent resident

Not have owned property before (in Australia or overseas)

Not be buying the property as an investment
You canât claim the concession if youâve owned property before, even as an investment.

If you buy a $480,000 home in Brisbane:
- Standard duty would be about $8,400
 - With the First Home Concession, youâll pay $0
