If youâre a first home buyer in Victoria, thereâs some good news you could save tens of thousands thanks to the stamp duty exemption and concession available in 2025.
Stamp duty (or land transfer duty) is one of the biggest upfront costs when buying a home. The good news is, if youâre eligible, you might not have to pay it at all.
đ° Full Exemption – Properties Up to $600,000
If youâre buying your first home and the purchase price is $600,000 or less, youâll pay no stamp duty.
Thatâs a saving of up to $31,070 which is huge when youâre trying to stretch every dollar to get into the market.
âïž Concession – Properties Between $600,001 and $750,000
If your homeâs value is between $600,001 and $750,000, youâll get a partial concession.
The closer you are to $600k, the bigger the discount. Once you pass $750k, the benefit phases out completely.

To qualify for the exemption or concession in Victoria, youâll need to:

Not have owned property in Australia before

Use the property as your main home

Move in within 12 months of settlement and live there for at least 12 continuous months
If youâre buying with a partner, you both need to meet the criteria.

Say youâre buying a $650,000 home in Melbourne:
- Normally, stamp duty would be around $34,070
 - With the first home buyer concession, it drops to roughly $10,000â$12,000
