🏡 Stamp Duty Exemption for First Home Buyers in South Australia (2025 Update)
If you’re a first home buyer in South Australia, there’s some great news you may be able to save tens of thousands thanks to the stamp duty exemption now available in 2025.
Stamp duty is one of the biggest upfront costs when buying property, but in SA, eligible first home buyers purchasing new homes don’t pay any at all.
💰 Full Stamp Duty Exemption – New Homes Up to $700,000
If you’re buying a new home, off-the-plan property, or vacant land to build, you can get a full stamp duty exemption on properties valued up to $700,000.
That’s a saving of up to $33,580 a huge boost for first-time buyers trying to get into the market.
⚖️ Partial Concession – Up to $800,000
For new homes valued between $700,001 and $800,000, a partial concession applies, the higher the price, the smaller the discount.
Once the value exceeds $800k, the concession no longer applies.
🏗️ Vacant Land
If you’re buying vacant land to build your first home:
- No stamp duty on land up to $450,000
- Partial concession up to $500,000
This is ideal if you’re doing a house and land package.
🚫 Not for Established Homes
Important to note, South Australia’s stamp duty exemption only applies to new properties and land.
If you’re buying an existing home, you’ll still need to pay stamp duty.
👤 Eligibility Criteria
To qualify for the SA First Home Buyer Stamp Duty Exemption, you must:
✅ Be an individual, not a company or trust
✅ Be 18 years or older
✅ Be an Australian citizen or permanent resident
✅ Not have owned property before in Australia
✅ Intend to live in the home as your principal place of residence
You’ll also need to move in within 12 months of settlement and live there for at least 6 months.
📈 Example
If you buy a new build in Adelaide for $680,000:
- Standard duty = approx. $31,580
- With exemption = $0
That’s over $30,000 saved upfront.

Your conveyancer or settlement agent can apply for the exemption through RevenueSA when lodging your purchase documents.
